Recent news articles about commercial real estate in Palm Beach County paint a grim picture for that market. Potential investors, sellers, tenants and landlords deterred by such reports may miss out on excellent opportunities, says West Palm Beach commercial real estate broker Ed Kearney of Kearney Commercial Realty/ Sperry Van Ness.

According to one report, Palm Beach County ranks seventh in the nation for distressed commercial real estate properties when measured against the total investment volume. Owners are finding it difficult to refinance their loans, housing prices are falling, and a high unemployment level is causing businesses to contract or cease operations.

The Best of Times, The Worst of Times

In these difficult times, smart investment rules remain the same. Investors, sellers, landlords and tenants should adhere to the fundamentals of real estate, says managing partner Ed Kearney. He advises the following:

•    Research, research, research. Investors need a qualified, experienced Florida broker to help them investigate a market and market trends for opportunities in the West Palm Beach area. Thorough research is necessary before making any decision regarding an investment for income and appreciation in office, retail and industrial property.

•    Remember that the old is just as important as the new. A number of investment firms view 2010 as a prime opportunity to buy properties at discounted prices. But getting a good deal on commercial real estate in Palm Beach County is not enough. Real estate transactions, goals, trends, challenges, and opportunities may change, but core dynamics do not. Do not stray from the key strategies that have worked over time because you think that the commercial market has fundamentally changed.

•    Overcome frustrations by getting professional advice. Inexperience and lack of knowledge of the West Palm Beach market can result in mistakes and missed opportunities. Tight deadlines to close a deal can lead to costly errors. A professional brokerage such as Kearney Commercial Realty/ Sperry Van Ness can help investors, sellers, tenants and landlords understand the real estate market in Palm Beach County and the Treasure Coast. The knowledgeable, local firm can more effectively assess the situation than a national analytic firm or consultant.
